Four major redevelopment projects are planned for the Alderwood Mall area over the next few years. Additional vehicular capacity is needed to serve these projects. There are limited roadways in the area, one of which is Beech Road. Currently Beech Road is an underutilized segmented corridor with connections at either end being less than ideal. Beech Road is a two-lane arterial built to rural standards with open ditches and no sidewalks. Circulation/access to the adjacent parcels along Beech Road is poor. A 14-story mixed use development is planned along the project (along the southern segment of Beech Road). The existing street infrastructure is inadequate to accommodate the additional traffic and will cause the existing Beech Road and Alderwood Mall Parkway intersection to function at a level of service F (east approach) making access to the development and surrounding area very difficult.

Project Description
'The solution will ultimately be to create a continuous alternate route from Alderwood Mall Parkway (AMP) to Maple Road generally along the existing Beech Road alignment. The improvements will provide additional intersection capacity in and around the highly congested Alderwood Mall area and provide improved access to the adjacent properties.The project will be implemented in phases. Phase 1 (the current funding request) will consist of the realignment of existing Beech Road through a proposed private redevelopment project at 18631 Alderwood Mall Parkway (AMP), and connection to an existing signalized intersection at AMP and the Alderwood Mall (Sears) entrance. The new alignment of Beech Road will be routed in-between two existing buildings on what is now primarily parking space between 18801 and 18631 AMP. The existing Beech Road connection to AMP may or may not be vacated. Anticipated typical roadway section and components include two travel lanes, potential additional turn lanes, curb/gutter, sidewalks and a revised traffic signal at AMP (conversion from 3 to 4 legs).Future phases would include completion of the entire Beech Road corridor (AMP to Maple Road) including the missing segment to the east of Target and Homewood Suites, and potential reconfiguration of the Beech Road/Maple intersection and Interurban trail. These future phases are not part of the current funding request.'
